The fee of 0.5% +HST for the listing portion is for properties within the GTA as well as Markham.  For any properties in Mississauga, Brampton, Stouffville, Ajax, Oshawa, there is a $100 + HST surcharge as the photo studio we use for the virtual tour charges us extra.  The CB commission (Cooperating Brokerage aka "Buyer Agent") depends on your area - typically it's 2.5% + HST.

The entire transaction & fees for our full service listings are as any 'normal' sale with a Real Estate agent - paid by your lawyer/solicitor *after* the closing of your property.

Our full service 0.5% +HST listing commission includes everything that a standard agent would do, however as value added service - we have a professional photo studio come in and create a virtual tour & videos of your property - all at no additional cost to you.  The only thing we do not do as we don't find it cost efficient is mailing out print-ads for your property.  99% of the ads go into the garbage (especially if you live in newer subdivisions where there are centralized mailboxes with recycle bins sitting beside them) - however if you're insistent on print-ads, we can have them printed & delivered, however that cost would be passed onto you in addition to the 0.5% +HST for the listing commission.

3. Rebate calculated using Co-operating brokerage commission less Brokerage fee.   In the case where full co-operating brokerage commission of 2.5% is not received, rebates will be proportioned accordingly.
